OK… so who’s going to the Prudential Real Estate Sales Convention next week? It’s being held in San Diego beginning Sunday, March 6. I know that I will be there… and I can even tell you precisely where I will be at 2:30 on Tuesday, March 8th… I will be participating in a Panel Discussion in Room 24AB titled, “What Do I Say, Leave and Do To Get My Distressed Properties SOLD?”
I am excited to be asked to participate as a member of this panel and after 7 years as a Short Sale Specialist I sure hope I have some insights to share and perhaps a few words of wisdom to impart on this topic. I love how the Prudential brand attributes of Security, Stability and Strength are so well aligned with what the Sellers of Short Sales and distressed properties are so often looking for when choosing an agent. Perhaps what I have to share can help other Prudential agents

Steve: As you may know, I am a great advocate of using some of the seller's "bargaining room" for incentivising... for getting the buyer to make an offer, or to pay closing costs and help turn a non-buyer INTO a buyer. It is too bad that this cannot be done on "distressed" properties... which I am taking to mean either "bank owned" or "short sale" properties.
The lenders in perhaps 99% of the time do not allow the SAME monies that might be the total of the "come-down" offer from the sales price, to be used to pay buyer's closing costs. Them not allowing this... is really not a very smart move on their part, and really not helping them get their properties sold.
But... then again... being smart was never one of their "glowing attributes."

One thing I know for sure is that those Prudential agents who take advantage of that break out session will have the opportunity to hear one of the most knowledgeable short sales specialist speak.
